Residential Conveyancing Price Structure

1. Total Cost The total cost depends upon a) the consideration b) whether the property is freehold, residential or leasehold residential and whether or not we are acting for the mortgagees.


Our costs start with a minimum of £750 plus VAT plus disbursements.  The average cost for residential conveyancing is in the sum of £1025 plus VAT plus disbursements.


Each transaction will vary as to what the costs are.  We are happy to provide a written quotation of costs and disbursements if you provide us with the full details of the transaction directly to


2. The basis of your charges Charges are calculated on the basis of the consideration and on the basis of 0.35% of the purchase or sale price with a minimum of £750 plus VAT for each transaction.  A written quotation in advance will be provided should you email to

Likely disbursements (Local searches, Title searches and Stamp Duty Land Tax and Land Registry Fees)   Land Registry Fees normally depend upon the consideration and can be obtained by you in advance by going to the HM Land Registry Registration Fee website.  SDLT depends upon the consideration amongst other things.  Please got to where there is a calculator.  Addition disbursements are local searches which vary dependant upon the authority concerned.  There are other minor disbursements which can range between £18 and £20 in total.  We are happy to provide you with a written quotation of our costs should you apply at


4. What services are included The service includes dealing with you, reporting to you at regular intervals, dealing with solicitors for the other side, submission of Stamp Duty Land Tax Return to HMRC and applying for registration at HMLR.


5. Qualifications and experience of persons carrying out the work Alan Mullem is a Director Moss Beachley Mullem & Coleman having qualified as a solicitor in 1982.  He handles both Residential Conveyancing work and Commercial work from starter homes to trophy homes.  He also deals with property disputes including claims under the Trusts of Land and Trustees Appointment Act (TOLATA cases) quotations for contentious property matters will be provided.  Mr Mullem also deals with lease extensions under the Act.  Quotation as to the costs will be provided upon application.
